The proximity to the central city combined with underutilisation of the land makes this an ideal site for redevelopment into a modern urban residential development comprising of 72 units.  When completed it will have a mixture of standalone dwellings and multiunit blocks and containing a range of housing topologies from 2 through to 4 bedroom units.

The site provided potential contamination challenges from the prior industrial and commercial activities on the site. Significant thought has been given as to the most efficient earthworks strategy on how to stage the project and to remediate and manage the earthworks in identified contaminated areas.

A large central car park for 52 cars required a careful design to minimise volumes of fill but still allow adequate drainage and associated stormwater management and treatment. Part of the overall stormwater management requirements included the attenuation of run off to pre-redevelopment volumes, which requires a combination of above and below ground stormwater holding tanks.

The intensive urban design on this scale resulted in extensive liaison with Fire and Emergency New Zealand (FENZ) to assess the adequacy of fire hydrant locations and water pressures. The development is also considered a High Trip Generator under the Christchurch District Plan and analysis of traffic patterns and impacts were required to be considered in the overall design.
