Greys Avenue (Te Mātāwai)

Kāinga Ora’s building at 139 Greys Avenue was deemed to be end-of-life and was no longer fit for purpose in meeting the needs of the tenants. Inovo was engaged as Senior Development Manager responsible for the overall planning, procurement and delivery of the rebuild project.
In a separate role, Inovo’s Jody Jubber (née Carlson) was employed by the Main Contractor (Icon Construction) as Design Manager for this project. As this was a build-only contract this involved interrogation of the client’s detailed design, large scale buildability and technical reviews ahead of the sub-contractor procurement and commencement of relevant construction phases, as well as coordinating and managing the external BIM consultant.
Jody also operated as the Social Procurement and Homestar Manager for the contractor, working extensively with Kāinga Ora to develop the required broader outcomes policies and procedures in alignment with the Kāinga Ora expectation.
The existing 10-storey building was demolished and replaced with three new towers (10 to 14 storeys) containing 275 studio, one- and two-bedroom apartments along with 2000m² of indoor communal space including a shared kitchen, dining hall, recreation space and on-site support services such as healthcare, counselling and skill development.
The early establishment of robust project scope, governance, stakeholder management and best-practice project management processes enabled Kāinga Ora to successfully procure design and delivery contracts to schedule and budget.
In managing the project, Kāinga Ora drew on Inovo’s inclusive leadership and extensive project management experience to draw out the technical expertise of the architectural, engineering and cost consultants, enabling good decision-making and consistent momentum. The role required a high-level of integration with the client’s procurement and stakeholder management teams, as well as user groups.
