Earlsbrook subdivision

Acting as lead consultant, Inovo is engaged in Planning, Engineering and Land Surveying services for Earlsbrook, a significant 170 hectares of land development, which when completed is expected to increase the population of Lincoln by a third.

Earlsbrook will contain a new school, 3 ha of new commercial land, 2100 sections of various sizes, park and ride facilities and a selection of recreation and green areas.

Inovo has been involved since the inception of the project which commenced with a District Plan change process in 2022-2024. Since the successful completion of the Plan change Inovo has broadened its services to the lead consultant for the project; civil engineering, resource management, urban design and surveying, as well as obtaining Regional and District Council consents. Due to the size of the project, development has been broken into staged activity.

The project size requires new key elements of Council servicing infrastructure, such as stormwater treatment facilities & management areas, and wastewater pump stations to service the multiple stages of the development.

Earthworks are being undertaken, shaping the land to minimise flooding risk to sections and facilities and to ensure that neighbouring lands are protected as well.

Inovo’s resource management team is completing numerous land use and subdivision consent applications with the Selwyn District Council and Environment Canterbury to cover construction phase stormwater discharge and earthworks in areas of high groundwater. This involves coordinating the necessary reports for specialist consultants in areas such as traffic, environmental, ecological, hydrological and geotechnical disciplines.

Project Highlights:

- Market research as to appropriate composition of section sizes and styles to accommodate a range of housing topologies and styles.

- Coordination as lead consultant of a range of specialist consultants to obtain the required reporting and studies for consenting purposes.

- Consideration of earthworks methodologies in a highly sensitive receiving environment, requiring careful design of erosion and sediment control measures and stormwater management areas.

- 1d and 2d flood analysis and comprehensive stormwater reticulation design in a challenging high ground water environment.

- Perform research on easements and numerous legal interests memorialised on the titles which need to be removed to allow the subdivision to develop. These included many from the Deeds system which were created in the early 1900’s.
