As part of the $140 million The Terrace development in central Christchurch, Inovo managed the delivery of the eight-storey carpark from inception to completion.
Due to multiple shareholders, strong stakeholder management was required throughout the project to ensure that specific requirements were successfully integrated. A clear management structure was implemented, along with a regular communication schedule and a robust change management process.
Key aspects included health and safety management to minimise risk, co-ordinating and managing the logistical requirements of both the client and contract, maximising programme efficiency and limiting disruption to neighbouring tenants of this inner city location
A key area of focus was integrating the client supplied parking equipment and security into the design. Challenges included:
- how a ticketless car park would operate
- how to integrate the security system into The Terrace’s existing security system and Wilsons Parking management system
- managing security for the building which was operational 24/7, managing building access after-hours
- coordinating installation of the client-supplied items with the base build contract.
To resolve some of these issues, Inovo coordinated workshops with suppliers, car park operators, the main contractor and subcontractors to understand the limitations of the specified systems and equipment software, resulting in a manageable solution for all parties.
The car park was the first completely ticketless carpark in the Southern Hemisphere and includes 430 car parks, a cycle parking area and retail tenancy on the ground floor. The steel framed building is enclosed on the north, east and south elevations. The west and southeast elevations have partially open facades for ventilation.
